Architectural Services & Process

Lynn Gaffney Architect is committed to design that is progressive, balanced and sustainable. We translate our clients’ objectives and their site’s data into distinctive solutions. While our designs have been recognized in national magazines and by our peers, what we are most proud of is developing enduring working relationships with our clients. We work across the US but concentrate our efforts in New York, New Jersey, and Connecticut. Our full-service firm handles schematic design, design development, construction documents, bidding and negotiation, approvals and permits, construction administration and furnishings.

Lynn Gaffney Architect

From restaurants to office interiors, lobbies to ground-up commercial ventures, we develop designs that respect the bottom line and enhance earning potential.

We immerse ourselves in our clients’ wish-list, lifestyle, and surroundings to craft a custom ground-up or renovated residence. Whether this is your first time or fifth time working with an architect – designing a home is an exciting and gratifying personal experience.

Based on our full-market development experience as well as numerous housing studies, we are pursuing developers in the lower to middle-income market. Quality design is essential for success in housing – financial returns, positive impact and thriving communities. In addition we are initiating a cohousing community in northwest Connecticut as well as Brooklyn.  Cohousing is a resident owned, resident planned, and resident managed community of private homes that surround shared common spaces.

We support non-profit organizations and agencies that are fighting the good fight and we are always interested in learning about pro-bono opportunities.

Sample Project

We enjoy working as Consulting Project Designer with established firms who may need temporary creative professionals. To date, the project types have included large restaurants, housing communities, and urban-scale schematics. Our involvement has been essential during the schematic design and design development of all these projects. In addition for some clients, we continued with design oversite and finish selections during construction documents through construction administration.

We help interior designers and decorators realize their visions. As the Consulting Architect or Architect of Record, we work with them through the design and documentation process to put together a thorough set of construction documents for permits, bidding, and construction.

We’re experienced members of larger team efforts specific to each client and assignment. We integrate each collaborator’s contributions to benefit the project as a whole.

It is gratifying that lga has earned many honors since our inception in 1997. This includes achievements in The Architectural League’s New York Designs Competition Series, AIA National Small Projects Award, AIANYC Center for Architecture’s New York Next, and Chicago’s Burnham Prize Competition.

Our projects have been published in Dwell, Metropolitan Home, The New York Times, New York House Magazine, Houzz, la Republica delle Donne, Connecticut Cottage and Garden, Litchfield County Times, Monthly AW, Oculus, and Units Journal of the Pennsylvania State University School of Architecture.
