Lynn Gaffney Architect (lga) is committed to design that is progressive, balanced and sustainable. I translate my clients’ objectives and their site’s data into distinctive solutions. While my firm’s designs have been recognized in national magazines and by my peers, what I am most proud of is developing enduring working relationships with my clients. My projects are located across the US but I concentrate my efforts in New York, New Jersey, and Connecticut. My full-service firm handles all aspects of a project – pre-design, schematic design, design development, construction documents, bidding and negotiation, approvals and permits, construction administration and furnishings.

Whether a large ground-up restaurant, a boutique motel transformation, or an intimate cocktail bar, I develop designs that engage the owner’s inspiration and expertise, respect the bottom line, and enhance earning potential.
CUSTOM RESIDENTIAL
I focus my design efforts on my clients’ wish-list, lifestyle, and surroundings to craft a custom ground-up home, renovation/addition, or apartment combination. Whether this is your first time or fifth time working with an architect – designing a home is an exciting and gratifying personal experience.
HOUSING DEVELOPMENT INCLUDING COHOUSING
Based on my development experience as well as numerous housing studies, I am pursuing developers in the lower to middle-income market. Quality design is essential for success in housing – financial returns, positive impact and thriving communities. In addition, I am interested in being the design-lead part of the development team for a cohousing community in the NY metropolitan area. Cohousing is a resident owned, resident planned, and resident managed community of private homes that surround shared common spaces.

I support non-profit organizations and agencies that are fighting the good fight and each year I offer a reduced fee opportunity.

ARCHITECTURAL & ENGINEERING FIRMS
I enjoy working as Consulting Project Designer with established firms who may need temporary creative professionals. To date, the project types have included large restaurants, housing communities, and urban-scale schematics. My involvement has been essential during the schematic design and design development of all these projects. In addition for some clients, I continued with design oversite and finish selections during construction documents through construction administration.
INTERIOR DESIGNERS & DECORATORS
I help interior designers and decorators realize their visions. As the Consulting Architect or Architect of Record, I work with them through the design and documentation process to put together a thorough set of construction documents for permits, bidding, and construction.
CONTRACTORS, CARPENTERS & CRAFTSPEOPLE
I am an experienced member of larger team efforts specific to each client and assignment. I integrate each collaborator’s contributions to benefit the project as a whole.
